BETWEEN

This contract is between the customer and contractor only. A third party consultant or architect has not been appointed.
WHEREAS
(a) The Customer is the ____insert owner/ lessee____ of the land with title deed number ____, land number ____, located at ________ (hereinafter referred to as 'the Site')
(b) The Customer wishes to employ the Contractor for the construction of a _ storey and _ bedroom house on the Site having a total floor area of approximately ___ square meters as described in the construction drawings attached hereto as Annex I, hereinafter referred to as 'the Work'. A full description of the Work to be done is given in the documents below:

(c) The Contractor will start the Work no later than _insert date_, 20__ and finish it by __insert date__, 20__, hereinafter referred to as 'Time for Completion'. The Work will be finished when the Contractor has properly done everything shown in the description of the Work and any changes to them.
NOW IT IS HEREBY AGREED as follows::
1. PLANNING PERMISSION AND BUILDING REGULATIONS
The Contractor will apply for any planning permission and building regulations approval or awards that may be needed. The Contractor will not start Work at the Site before any planning permission or awards that are needed have been received. However, the Contractor can start Work before building regulations approval is received but he must to let the local authority know at least 48 hours before he starts.
2. THE PRICE.
2.1 The price for the Work is fixed at _________ (___ Hundred _____Thousand) Thai baht (including any VAT), hereinafter referred to as 'the Price'
2.2. In the Price is included the Contractor's costs for applying for planning permission and building regulations approval or awards.
2.3 All materials, equipment and accessories required in the Work shall be procured by the Contractor in accordance with the quantity and quality described in the plans specifications attached to this agreement
2.4 The Price also includes the Contractor's costs of dealing with any unexpected problems which he could have discovered by carrying out a careful inspection before the price was agreed.
