This Rental Agreement is made at the place and on the day, month year set out in Annex A-1 by and between the person(s) as identified by Annex A-2, (“Tenant”) whose copy (ies) of passport(s)/ID card is/are attached hereto as Annex B and Mr./Mrs./Miss. ___ [ enter details ] ___ optional: represented by Mr./Mrs./Miss. ___ [enter details]___, the duly appointed attorney under the Power of Attorney dated ___[enter date] ___
(“Landlord”).
WHEREAS, the Landlord desires to rent to Tenant and Tenant desires to rent from Landlord the residential furnished house with address No. __/__ Moo. ___, [ enter address details ] _______ (the "Premises") in accordance with the terms and conditions hereinafter set forth.
1. The Landlord hereby rents to Tenant and the Tenant accepts and undertakes the rent from the Landlord, the Premises for a term set out in Annex A-3, beginning on the date set out in Annex A-4 and ending on the date set out in Annex A-5, at a monthly rate set out in Annex A-6. The Premises is rented furnished, to include all furnishes enumerated on the List of Furnishings, which is a part of this Rental Agreement, signed and dated by both parties and attached hereto as Annex C.
2. Rent shall be excluded withholding tax and payable in monthly installments on the first day of each month by direct deposit to the bank account of Mr./Mrs./Miss. ___ [ enter name ] ___, with account number ___ [enter bank details] ___.
3. Tenant agrees to pay to the Landlord rent in advance for 1 (one) month of the rental term as stipulated under Clause 1 in the sum set out in Annex A-7 to be paid on the same day this Agreement is signed. Tenant agrees to place a security deposit with Landlord in the amount set out in Annex A-8, to be used by Landlord at the termination hereof for the cost of replacing or repairing damage, if any, to the Premises, furnishings or personal effects of Landlord resulting from negligent acts of Tenant and outstanding or unpaid service costs and surcharges (if any) for services used by the Tenant during the rental term and for which the Tenant is liable. During the term of this rent and any extension or renewal thereof, the Tenant shall pay for all electricity charges with surcharges (if any) and other services consumed in the Premises as agreed in Annex A-9 and make payments to utility providers throughout the term of the rental period.

4. The Tenant hereby grants the Landlord, the Landlord’s agents or representatives or any governmental authority, including police and fire officials access to and inspect the Premises. If possible under the circumstance, the Tenant shall be notified three (3) days in advance prior to any access. Any access and inspection of the Premises by the Landlord or the herein said persons for the purposes as specially authorized herein shall not be considered offence of trespass.

Terms and Conditions of Use
1. Tenant agrees to keep the Premises in a clean and tidy condition.
2- Tenant shall use the Premises exclusively for his own private residence for occupancy by not more than 6 (six) persons, unless otherwise consented by the Landlord in writing, and Tenant shall not be allowed to rent out, transfer or sublet the Premises or let other persons use the Premises during the tenancy term without written prior permission of the Landlord.
3- Tenant agrees to take good care of the furniture, draperies, appliances and other household goods, and the personal effects of Landlord (if any), and further agrees that he will deliver the same to Landlord in good condition at the end of the term of this rent, normal wear and tear expected.
4- Tenant shall repair or replace, at Tenant's expense, all loss or damage to any of the listed furniture, carpets, draperies, appliances and other household goods, and personal effects of Landlord, whenever such damage or loss shall have resulted from Tenant's misuse, waste or neglect of said furnishings and personal effects of Landlord.
5- Tenant shall clean the Premises at the end of the rental term.
6- Tenant shall give prompt notice to Landlord or his agent of any dangerous, defective, unsafe or emergency condition in or on the Premises, said notice being by any suitable means. Landlord or his agent shall repair and correct said conditions promptly upon receiving notice thereof from Tenant.
7- Tenant agrees that the Landlord or his agent is entitled to enter the Premises to inspect its orderly condition, cleanliness and good repair at reasonable times and intervals.
