How to create a usufruct in Thailand?

I invested in some property and registered it at the land department on the name of a good friend. Just to be sure I want a usufruct, what is a usufruct, how to start or create?

You can use a custom lawyer drafted usufruct or a simple land office usufruct contract. A usufruct is only created and valid upon registration being made by the competent official, i.e. the land office or land department (requirement under Thai civil law). By registration of the usufruct agreement in the land registry the public is put on notice of the recorded usufruct burden on the property (registration on the land deed) and therefore is enforceable against any third parties such as a successor of the property. The right of usufruct is not complete unless registered with the Thailand land department.
