You do not have to change ownership of your apartment as under Thai marriage laws such asset will remain a personal asset after your marriage in Thailand. Your future wife cannot claim any rights to it under laws governing personal and marital assets. You remain the sole owner and sole manager of the property.
Should you wish to transfer ownership to your son he must qualify under condominium laws for foreign ownership. You cannot simply transfer ownership, read section 19 of the condominium act.
Your future wife will, under succession and inheritance laws (section 1635 civil laws), become a statutory heir and automatically entitled to a share of your estate in Thailand, unless you have made a last will specifying how your estate and affairs will be settled.
